Terms and Conditions

We want you to be happy with your choice to stay at Hillingford B&B and know exactly what to expect.


Rooms and Rates

We have a minimum of 2 nights stay. Occasionally we advertise special one night stays but these are only available on selected dates we advertise. Prices advertised are total price per room for up to two Adults Only and do NOT include use of spa facilities, unless it's stated in a package price. We do not offer discounted rates for sole occupancy: prices are per room only. Rates vary during TT and MGP/Classic TT and there is also a minimum 7 night stay for those fortnights. There is an extra surcharge of £30 per room for one night stays.

We offer a generous continental style breakfast only, with fresh pastries, fresh fruit platters, yoghurts, toast/bread, cereals and juices etc.

Bookings and deposits 

Bookings can be made by email, phone or by filling in our website 'Enquiry Form'. Bookings must include a name, telephone number and email address. You can also contact us with enquiries on facebook and instagram.

Following receipt of your booking enquiry, we will check availability and confirm this with you by email as soon as possible (usually within 2 working days).

We ask for full payment for 1 or 2 night stays at the time of booking. For bookings of 3 or more nights, we ask for 50% non refundable deposit at the time of booking, with the balance due 7 days prior to arrival. Full payments are required further in advance for TT and MGP/Classic TT (see below). In the event of cancellation, deposits and payments are non refundable unless we can re-let the room/s for your entire stay.


Provisional bookings can only be held for a maximum of 3 days pending receipt of deposit. If payments are not received within 3 days, your booking is cancelled.


Our preferred payment method is via direct payment online into our bank account. Payment can be also be made by cash or cheque if guests are unable to pay online. Apologies but we are unable to process debit or credit cards.

Cancellation policy

If you need to cancel, you must inform us as soon as possible via email.

In the event of cancellation, your initial deposit/payments/voucher are non-refundable.  You will also be liable to pay the balance due to cancellations if we cannot re-let the room/s.  If we can re-let the room/s for your entire booking dates, we will offer you a refund at the rate we have been able to rebook the room/s, minus a £30 administration/advertising fee. Bookings and vouchers are not transferable to any other person or parties, and are not to be advertised anywhere for the purpose of resale.  We strongly recommend that you take out travel insurance to cover you for any potential reasons that you may need to cancel. Please inform us of any cancellations via email and we will confirm by email that your booking has been cancelled. The same cancellation policy applies if you have booked to stay using a voucher- ie the voucher is not refundable or transferable to another date, and the value of the voucher is lost if we have not been able to re-let the room/s for your entire booking dates.

Cancellation policy re COVID 19, closed borders to the IOM or premises forced to close

If there are no travel restrictions imposed by Government, cancelling due to COVID 19 will be treated as any other illness or cancellation . Unfortunately we cannot offer you a refund, and the standard cancellation policy will apply. We always recommend our guests have relevant travel insurance in place.

An exception to this non-returnable deposit is if our premises are forced to closed by Government (e.g. due to COVID 19), or guests cannot travel to the Island due to the borders being closed by Government. We will do our best to transfer your deposit to a new booking when available. The transferred booking prices will be based on the latest rates at the new booking time. We will only consider a refund if the borders are closed so you cannot travel to the Island, and we cannot agree another suitable booking date.


TT and MGP/Classic TT

TT and MGP/Classic TT are subject to a minimum of 7 nights stay. We ask for 50% deposit at the time of booking, and the final 50% by January in the year of the event. Our standard cancellation policy applies.

Room Availability

Check in for rooms is available between 4pm and 5pm,  or later by prior arrangement. Check out is by 10.30am. We can store bags for the day and will try to be as flexible as possible to accommodate guests travel arrangements.


Smokefree Premises
We are are a smokefree establishment, but allow smoking in certain outdoor areas only.



We do not accept any liability for any damage, loss, illness or injury to any guests or guests' vehicles or possessions. Guests are responsible for any damage caused to the property or its contents and therefore we recommend that you have adequate holiday insurance.

Allergies to cats

Guests allergic to cats should anticipate the presence of the two short-haired female cats, Maisie and Rosie. They spend a lot of time in the garden and are not allowed in guest bedrooms, however they do use the shared areas. Guests with allergies to cats should consider using appropriate medication. Hillingford B&B will not be held liable for any consequent health issues.

Hillingford B&B facilities

Our rooms, garden and spa facilities are exclusively for the enjoyment of guests booked to stay at Hillingford B&B overnight. We request guests do not invite other people to our property. If guests do invite any other persons onto the premises, they will be liable for any damage, loss, illness or injury to these persons or other guests, guests' vehicles or possessions. Please note we live on the premises, and this is our home, that we care for.

Privacy Policy

Any data collected during the course of your enquiries or bookings is used for Hillingford B&B purposes only in order to provide you with the best service possible. With your permission we may from time to time contact you about promotions and offers. You may opt out of this at any time by emailing us at We will not share your details with any third party unless you are asking us to assist with a booking (for example- a local activity/restaurant booking etc).
